NHAR Verified Homes (0–6 Years): Why Scientific Inspection Is Not Required

NHAR 22000™ is designed for the scientific evaluation of aging residential properties, where structural behaviour, material fatigue, and maintenance history begin to matter. Homes aged 0–6 years are generally protected under RERA, which places responsibility on developers for construction and workmanship defects for up to five years, along with an additional transition period for early settlement. During this stage, properties remain within expected performance limits, making deep scientific inspection unnecessary. Accordingly, such properties are clearly classified and presented only as NHAR Verified Homes, accepted exclusively through recommendation by NHAR-Aligned Real Estate Agents.
