Certification Eligibility Threshold
To qualify as an NHAR Certified Home and be listed in the NHAR Trusted Home Gallery, a property must achieve a minimum AI-generated inspection score of 70. NHAR reserves the right to determine certification eligibility based solely on inspection data and system-generated scoring.

 

NHAR Certified Home Gallery & Inspection Services

  1. About NHAR

MaceOne Technolgies India- NHAR is an independent home inspection and certification authority operating on scientific, data-driven assessment frameworks.

NHAR functions strictly as:

  • A property inspection authority
  • A condition certification & verification body

NHAR does NOT act as:

  • A real estate broker
  • A property seller or buyer
  • A developer or promoter
  • A marketplace or advertising portal 
  1. Acceptance of Terms

By registering for inspection, certification, verification, listing, or enrolling as an NHAR Approved Real Estate Agent, all users agree to comply with these Terms & Conditions and all policies referenced herein.

Acceptance is deemed complete upon:

  • Inspection registration
  • Listing application
  • Agent enrollment
  • Portal usage
  1. Scope of NHAR Services

NHAR provides:

  • Scientific home inspections
  • Instrument-based condition analysis
  • AI-assisted reporting
  • Certification or verification status
  • Governed public listing (optional)

NHAR does not:

  • Determine property price or value
  • Negotiate transactions
  • Introduce buyers or sellers
  • Influence sale outcomes
  • Provide legal or registry advice
  1. Property Inspection Terms

4.1 Inspection Registration

  • Inspections may be registered by property owners or NHAR Approved Real Estate Agents.
  • Inspection scheduling is subject to availability, access, and operational feasibility.

4.2 Nature of Inspection

  • Inspections reflect property condition at the time of inspection only.
  • Reports are not guarantees of future performance or defect-free status.

4.3 Independence of Sale

  • Inspection does not require listing or sale through NHAR.
  • Owners are free to sell privately without NHAR listing.
  1. NHAR CERTIFIED HOMES

5.1 Definition

NHAR Certified Homes are properties that have successfully completed full scientific inspection protocols, generally applicable to homes aged 7 years and above.

5.2 Certification Authority

Certification is granted solely by NHAR based on inspection outcomes.
NHAR may approve, downgrade, or reject certification without obligation to justify commercial expectations.

  1. NHAR VERIFIED HOMES

6.1 Definition & Purpose

NHAR Verified Homes are residential properties within the RERA protection period of five (5) years plus one (1) additional transition year, where scientific inspection is not mandatory.

Verification exists to:

  • Respect existing RERA protection
  • Provide basic transparency during early property life
  • Clearly differentiate from NHAR Certified Homes

Verification is NOT scientific certification.

6.2 Scope of Verification

Verification may include:

  • Property identity confirmation
  • Occupancy & usage declaration
  • Visual condition observations
  • Seller and agent disclosures

Verification does not include:

  • Instrument-based readings
  • Structural or safety analysis
  • Condition scoring or hidden defect checks

6.3 Mandatory Agent Governance

All NHAR Verified Homes must be listed only through NHAR-Aligned / NHAR Approved Real Estate Agents.
Direct owner-only public listings are not permitted.

6.4 Mandatory Disclosure

Every Verified Home listing shall display:

“This property is NHAR VERIFIED and falls within the 5-year RERA protection period with an additional 1-year transition window. It has not undergone NHAR scientific inspection or certification.”

  1. Portal Listing Policy

7.1 Optional Listing

  • Public listing on NHAR portal is optional.
  • Inspection alone does not guarantee listing.

7.2 Mandatory Agent Association

All public listings — Certified or Verified — must be associated with one NHAR Approved Real Estate Agent selected from the NHAR Agent Network.

Inspection is a right. Listing is a privilege.

  1. Listing Charges & Payment Responsibility

8.1 Certified Homes

  • Inspection Fee: Paid by property owner
  • Listing Sponsorship Fee: Paid by the associated NHAR Approved Real Estate Agent

Listing sponsorship covers:

  • Public publication
  • Governance & monitoring
  • Authorized brand usage

8.2 Verified Homes

  • Listing governance charges apply
  • Charges may be paid by owner or agent, by mutual arrangement
  • Verified listing charges are typically higher than Certified listings
  1. Fee Neutrality

Payment of any fee:

  • Does NOT influence inspection results
  • Does NOT guarantee certification
  • Does NOT imply sale assurance

All listing fees are non-refundable once published.

  1. Use of NHAR Name, Logo & Reports

10.1 Restricted Usage

NHAR name, logo, certificates, or reports:

  • Cannot be used in advertisements or promotions
  • Cannot be altered or selectively shared
  • Cannot be displayed publicly without approved listing

10.2 Misuse Action

NHAR reserves the right to:

  • Remove listings
  • Revoke certification or verification
  • Suspend agents
  • Initiate legal action if required
  1. Role of NHAR Approved Real Estate Agents

NHAR Approved Agents:

  • Are independent professionals
  • Are not employees or representatives of NHAR
  • Are accountable for ethical conduct and legal coordination
  1. Buyer Acknowledgement

Buyers acknowledge that:

  • Certified Homes offer scientific condition assessment
  • Verified Homes offer limited disclosure-based information
  1. Limitation of Liability

NHAR shall not be liable for:

  • Sale outcomes
  • Pricing disputes
  • Legal or registry matters
  • Post-inspection alterations
  • Buyer-seller disagreements

NHAR’s liability is limited strictly to inspection scope performed.

  1. Exceptional Authority Clause

NHAR reserves the absolute right to:

  • Accept or reject any inspection, certification, verification, listing, or agent enrollment
  • Withdraw services to protect institutional integrity or buyer safety

All such decisions are final.

  1. Governing Jurisdiction

These Terms & Conditions are governed by laws applicable in Vadodara, Gujarat, India, and subject to local jurisdiction.

  1. Final Declaration

NHAR certifies homes — not promises, prices, or pressure.
Truth is our product. Trust is our responsibility.
